Service Terms

These are the terms for pest control service from Property Shield LLC. We have written them in plain words on purpose. They apply to every service we perform, along with the service agreement or prep sheet for the job. If anything here is unclear, call us at 208-889-9222 before we come out.

Our agreement

When you book, accept or pay for a Property Shield service, you are agreeing to these terms and to the service agreement or prep sheet for that job. You agree to let us onto the property to inspect, treat and follow up, and to do the prep we ask for. There is no sign-up fee and no fixed-term contract: you pay for each visit, and you can end service at any time by telling us in writing (a text or email is fine). Ending service cancels any remaining warranty. Visits already performed are still due.

Pricing and payment

Prices are on our Pricing page and in your service agreement. Payment is due at the time of each visit, before we start. Sales tax is added where required (Washington jobs). Bed bug treatments are paid in full before treatment begins.

If a bill goes unpaid for more than 30 days we may add interest of 1.5% per month (or $3, whichever is greater) from the service date, and we may pause service and the warranty until the account is current. If we have to send an account to collections, the costs of collecting, including reasonable attorney fees, are added to the balance.

Scheduling and cancellations

Need to move an appointment? Call or text us as early as you can. If a visit is cancelled on the day of service, we may charge a $25 fee. For bed bug treatments, cancellations must be in writing by 7 a.m. the day before the appointment.

The Property Shield Promise and how return visits work

The Property Shield Promise: if a covered pest comes back between visits, so do we — NO charge. Here is how that works in practice, and why.

The products we use need time to work. A pest has to contact the product and the product has to take effect before a follow-up is reasonable, and for many products that waiting period is written on the label. In pest control, the label is the law. So a free return visit can be requested 14 or more days after your last service and more than 14 days before your next scheduled service. A request inside the 14 days before your next visit is handled one of two ways: we take care of it at that visit, which stays on its regular schedule, or we perform the regular service early and bill it as a regular visit under your plan. Either way, your future service dates stay the same.

“Covered pest” means the pests included in your plan, as listed on the Pricing page and in your service agreement. Return visits are re-treatment only; they do not cover repairs, replacement of belongings or other costs. Pest control is about control, not a promise that you will never see another pest, and we use every reasonable method to get there. If return visits become a regular thing for a property, we will talk with you about a plan with more frequent visits, which is priced accordingly. Warranties apply only while your account is current, and end when service ends or your account is past due.

Rodent control on a plan includes up to three months of bait stations and baiting at no extra charge. Stations that need to remain on the property after that are quoted and agreed with you before they stay; equipment left at your request is billed as agreed, and all equipment remains our property and is removed when service ends.

If a between-visit call is about a covered pest, the Promise applies. If it turns out to be a pest or service your plan doesn’t cover, there may be an additional charge, and we will tell you that before we do any work.

Our reports note conditions on the property that invite pests in: a missing door sweep, an open dumpster, trash piling up, standing water, a leak. Integrated Pest Management (IPM) works when those get fixed. If a condition we have reported is not corrected and the same pest keeps coming back because of it, that is not a return visit under the Promise, and we are not responsible for the result. We can’t control the rats if the trash stays on the ground.

Bed bug treatments

Bed bug work is a one-time service with its own written service agreement, signed before we start. The main points: pricing is $150 per room, every room in the home is treated (a room left out voids the warranty), and payment is due before treatment. Before we arrive you complete, sign and text us a photo of the bed bug prep sheet, and you have certified medical-grade encasements on hand for every mattress, box spring, futon and bean-bag chair. Everyone and all pets stay out of the home for at least 24 hours after treatment and return only after our written release.

The bed bug warranty runs 30 days from the initial treatment: we inspect the next day to confirm results, then up to two more times about two weeks apart, and if we find bed bug activity at a follow-up we re-treat at no charge. Using do-it-yourself or over-the-counter products, bringing another pest company in, bringing new furniture or belongings into the treated area, or not allowing access for follow-ups ends the warranty. Encasements that are not certified medical-grade bed bug encasements, on any mattress, box spring or similar item, void the warranty, written or implied, with no exceptions. Your part

Pest control works best as a team effort. You agree to complete the prep we ask for, give us access to the property on service days (unlocked gates, pets secured), tell us about any pest problems you have noticed at each visit, and let us know in writing before the next visit about changes to the structure or landscaping. Our service report may recommend fixes such as sealing a gap, moving firewood or repairing a leak; those repairs are yours to make, and ignoring them can void the warranty. If you would like us to handle a fix, we can quote it separately.

If anyone in the home is sensitive to pesticides or their odors, has an immune condition, or has been told by a doctor to avoid pesticide exposure, tell us in writing before we treat. We may decline or stop a service if we believe it is unsafe for you or for us.

Wildlife control

Some wildlife jobs (raccoons, skunks, squirrels and the like) call for traps and, in limited cases, humane dispatch with an air rifle where it is legal. By hiring us for wildlife work you confirm that you own the property or have the owner’s authority, and you give us permission to use lawful control methods in, on and around the property, including an air rifle, in line with local ordinances and state wildlife rules. We will tell you if a job may involve them, and we always ask for and receive your permission before anything is fired. We will never use them where it is unsafe or not allowed.

What we can’t promise

We are responsible for the labor and products needed to control the pests we are hired to treat, and we work carefully. We are not responsible for conditions beyond our control that invite pests back, such as inaccessible wall voids, leaking roofs, grading or drainage problems, vegetation touching the house, wood-to-soil contact or weather; for damage pests cause to buildings or belongings; for pests not included in your plan; or for indirect losses such as lost income. We do not diagnose or treat medical conditions; see your doctor for bites or reactions. We are not liable for delays caused by events outside our control, such as storms, road closures or being unable to get onto the property.

Our equipment

Bait stations, traps and monitors we place stay our property. Please do not move, open or throw them away. When service ends, the law requires us to remove anything that has held pesticide, so we will arrange a short visit to pick up our equipment; you agree to allow access. Lost or damaged equipment is billed at replacement cost.

If we disagree

Call us first; most problems are a five-minute conversation. If we cannot sort it out, any claim between us, other than our collecting an unpaid bill, is decided in Small Claims Court in Kootenai County, Idaho, under Idaho law, and that decision is final. Neither of us can claim indirect, special or punitive damages.

Other details

If any part of these terms is found unenforceable, the rest still applies. These terms, your service agreement and any prep sheet make up our whole agreement; nothing said in passing changes them. We may update these terms from time to time; the date at the top tells you when. Your privacy is covered on its own page.
