Whether you manage one duplex or a hundred doors, pest complaints are the calls that eat your day. We take those calls off your plate and leave you the paperwork that keeps you covered.
Or call 208-889-9222. You will talk to an owner.
One contact, every unit on record
When you call, you talk to Mike or David, and the same owner handles your properties visit after visit. We schedule around your tenants, come early or after hours when a building needs it, and leave a written report after every visit: what we found, what we treated, and the conditions on your side that invite pests in, like a missing door sweep, an open dumpster lid or a dripping spigot by the foundation. Reports are kept on file by unit, so you can hand them to an owner, an inspector or a tenant who asks what was done.
Regular service for the everyday calls
Ants, spiders, wasps, mice and the rest of what tenants call about are handled on a regular plan, Quarterly, Bi-Monthly or Monthly, at a flat price per visit with no sign-up fee and no contract. You can put a whole building on a plan or call us unit by unit; we will tell you which makes more sense for your property. We treat the outside barrier and entry points first and go inside as needed. If a covered pest comes back between visits, so do we, at no charge. See Pricing & Plans and our service terms.
Bed bugs in rentals
Bed bugs are the call nobody wants, and in a rental they come with questions about who pays, who knew and what was done. Treatment is $150 per room, plus tax in Washington, and every room in the unit is treated, because bed bugs travel through walls and hallways and treating only the bedroom means doing the job twice. Before we start, we inspect the units beside, above and below, so you know the full scope and cost up front. The guarantee runs 30 days from the first treatment: we inspect the next day to confirm results, then up to two more times about two weeks apart, and if we find bed bug activity at a follow-up we re-treat at no charge. The details are in the service agreement you sign before we begin. See our bed bug page.
Who pays for bed bugs?
In Washington the landlord is generally responsible unless the tenant caused the infestation, and in reality there is no way to prove who brought them in; Idaho rules differ. We stay out of the middle, but every inspection, treatment and follow-up is written down, so if a dispute ever comes up you have the record. What we have seen work is simple: act fast and treat the whole unit. The longer bed bugs sit, the more units they reach.
Between tenants
An empty unit is the easiest time to treat. Nobody to schedule around, every room open, and the next tenant moves into a clean place. Call us when a unit turns over and we will work it in before move-in.
Getting in
For outside service we just need to reach the yard. For inside treatment, someone over 18 needs to let us in, whether that is you, your maintenance person or the tenant. If your maintenance crew handles small repairs, we will note the door sweeps and gaps that need sealing so they can take care of them without a separate call.
Or call 208-889-9222. Family-owned since 2016, and an owner performs every service.
