What every plan includes

Every Property Shield plan covers 20+ common household pests, and the ones that generate the most calls in Spokane and North Idaho are included at no extra charge: wasps and yellowjackets, mice and rats, and spiders with their cobwebs. Each visit we treat the outside foundation and entry points, knock down accessible nests and webs, inspect rodent stations and refill as needed (a stocked station keeps working on the ones you haven’t seen yet), treat inside as needed, and leave you a plain report of what we found. The visit price is the whole price. There is no initiation fee, no fuel surcharge and no “first visit” markup.

What is covered on every plan

Twenty-one pests, plus cobweb removal, are covered on every Property Shield plan at no extra charge. If one of these comes back between visits, so do we, at no charge; that is the Property Shield Promise.

• Ants: pavement ants, field ants, moisture ants, thatching ants.
• Spiders: hobo spiders, giant house spiders, wolf spiders, orb weavers and other web spiders, with cobweb removal on every visit.
• Stinging insects: paper wasps, yellowjackets, bald-faced hornets, European hornets, mud daubers.
• Rodents: mice (house mice and deer mice) and Norway rats, in and around the home. Outbuildings quoted on request.
• Occasional invaders: earwigs, house crickets, silverfish, millipedes and centipedes, sowbugs and pillbugs.

Targeted on the fall visit: boxelder bugs, stink bugs and western conifer seed bugs. We treat the sunny walls and entry points in late summer and fall, when it counts.

Quoted separately after inspection: carpenter ant infestations inside a structure, cockroaches, fleas, bed bugs ($150 a room), pocket gophers (from $125) and wildlife, and our seasonal tick and mosquito program. These are real jobs with their own follow-ups, so we look first and give you the number before we start. No sign-up fee on any of them either.

Which plan is right for you?

The plans differ in one thing: how often we come. The more often we visit, the fewer pests you ever see, and the less each visit costs.

• Tri-Annual, $195 per visit (about $49 a month). Three visits a year. The budget plan. Most products stay active for about three months, so there is a stretch each year with no coverage.
• Quarterly, $150 per visit (about $50 a month). Four visits a year, one each season. For about a dollar a month more than Tri-Annual you get a whole extra visit, which catches the fall rodent push and the spring ant and wasp season. This is where most families in Coeur d’Alene, Post Falls, Spokane and the Silver Valley land.
• Bi-Monthly, $165 per visit (about $83 a month). Six visits a year. For homes that want the barrier refreshed every other month, and for households that prefer our essential-oil products. Essential oils cost more and last about four to six weeks, which is why this plan visits every other month and is priced the way it is.
• Monthly, $119 per visit. Twelve visits a year and the lowest price per visit. Most of our monthly customers are restaurants, food service and other businesses that need regular, documented service, but any home that wants the most thorough coverage can have it.

Bed bugs: $150 per room, plus tax in WA. Count every room in the home (bedrooms, living room, dining room, kitchen, laundry room, bathrooms, hallways) and multiply by $150. Tick and mosquito treatments: quoted by yard. A seasonal program, monthly May through September, priced on the size of the yard and how much vegetation there is; one-time treatments for outdoor events. No initiation fee. See tick and mosquito treatments.

Four questions to ask any pest control company

1. Is there a sign-up or initiation fee? Many national companies around here charge $250 to $350 before the first regular visit. We charge $0.
2. How long is the contract? Ask what happens if you want to stop, and what it costs. Then ask us.
3. What happens if the bugs come back between visits? Our answer is above. Get theirs in writing.
4. How much is the rodent equipment? Some companies charge for every bait station they set, every month, from day one. Ask them. Our answer is in the rodent section below.

Rodents: how “included” actually works

Mice and rats are covered on every plan, and here is what that means. A rodent problem is often a one-time event: something got in last fall, and once it’s dealt with, it’s over. So when a regular customer has rodent activity, we set the tamper-resistant bait stations we think will solve it and check them on two follow-up visits, about a month apart, at no extra cost. Equipment included. By the second follow-up the stations have told us the story: which ones are still seeing activity and which have gone quiet. The quiet ones come home with us. If a few need to stay because the property has ongoing pressure (a creek, a field, a neighbor’s woodpile), the only cost is for those stations, and we talk it through with you before anything stays. If nothing stays, there is no cost beyond the regular service price. That is how we can offer rodent control at no additional charge: we don’t leave equipment on your property that isn’t doing anything. Others drop it all off and charge you from day one.

Pricing questions

Is the first visit really the same price?

Yes. The price on the page is what you pay on visit one and on every visit after it. Sales tax is added where required.

Can I switch plans?

Yes. Many customers start Tri-Annual and move to Quarterly after the first year once they see the difference the fall visit makes. Just call.

Do you charge extra for wasps, mice or spiders?

No. They are included in every plan. Some companies charge an add-on for rodents or stinging insects; we do not.

Not sure about a plan yet?

No problem. Try us once. We will do a one-time service for the Quarterly visit price ($150), no plan, no sign-up fee. When the next quarterly visit would have come due, we will check in and see how things are going. If you are happy, you can pick up the plan then; if not, no hard feelings.
