Commercial Pest Control
A pest problem in a business is a different animal from one at home. It costs you customers, product and sleep, and it has to be handled with discretion. Property Shield has provided commercial pest control across Spokane, Coeur d’Alene, Post Falls and North Idaho since 2016. We are licensed and insured, family-owned, and small enough that the person who answers the phone knows your account.

Who we work with
- Restaurants, bars and food service. Monthly service built around health inspections: cockroaches, flies, ants, mice and rats, with the paperwork an inspector wants to see.
- Rentals, apartments and property managers. Unit-by-unit records, scheduling around tenants, bed bug treatment with the documentation that matters if a dispute ever comes up.
- Offices, retail and medical. Exterior-first service and early or after-hours visits, scheduled around your patients and customers.
- Warehouses, shops and storage. Rodent programs with bait stations and monitoring, spider and wasp control at loading docks and lights, and insect light traps (ILTs) where flies are a problem.
- Hotels, motels and short-term rentals. Fast bed bug response, preventive inspections, turnover-friendly scheduling.
- Churches, schools and community buildings. Family-safe products and timing that works around when people are in the building.
Seen or unseen: your call
Some businesses want pest control handled quietly, before opening or after close, so customers never see a sprayer in the lobby. On the other hand, some owners and property managers want tenants and customers to see that pest control is routine and proactive, and we are happy to be visible, wear the shirt and answer questions. Tell us which you prefer and we will work that way.
How commercial service works
- Walk-through and quote. We look at the building, the grounds, the dumpster area, the doors and the history, then quote a plan. No charge for the look.
- A plan that fits the building. Most food-service accounts are on the Monthly plan ($119 per visit); offices and shops often do well on Quarterly or Bi-Monthly. No sign-up fee on any of them. Equipment such as insect light traps, door sweeps and bait stations is quoted separately and is not included in the visit price. See the Pricing page.
- Regular visits, same technician. Exterior barrier, entry points, inside as needed (we would rather stop pests outside before they ever get in), rodent stations checked and logged, nests and webs removed where we can safely reach them.
- A report every visit. What we found, what we did, and the conditions you should fix: a missing door sweep, a leaking spigot, a dumpster lid left open. (“Conditions” is the industry word for the things on your side that invite pests in; inspectors look for them too.) Reports are kept on file so you can hand them to an inspector or an owner.
- Problems between visits. The Property Shield Promise: if a covered pest comes back between visits, so do we — NO charge. Our service terms explain how return visits work.
The pests we handle in commercial buildings
Pests
- Flies. Large flies (house and blow flies), small flies, fruit flies, hover flies, drain flies and phorid flies, the filth flies that breed in drains, grease and floor cracks.
- Cockroaches. German roaches in kitchens; American and Oriental roaches in basements and drains.
- Rats and mice. Exterior and interior stations, exclusion, monitoring and logs.
- Also ants, spiders, wasps and yellowjackets, boxelder bugs, fleas, and bed bugs (a separate, per-room service; see Bed Bugs).
Services
- Integrated pest management (IPM). Find the source, fix the conditions, treat where it counts. Less product, better results, cleaner paperwork.
- Drain smells and drain breeding. Bio-foam drain treatment that eats the gunk flies breed in and takes the smell with it.
- Insect light traps (ILT). Supplied, placed and serviced in kitchens, prep areas and receiving.
- Door sweeps and exclusion. Close the gap under the back door and the mice stop coming in.
- Insect monitoring. Glue monitors placed and read every visit, so we catch a roach problem at two instead of two hundred.

Commercial questions
Can you come before we open or after we close?
Yes. Most of our commercial visits are early morning or after hours. Tell us your quiet window when we quote.
Do you provide documentation for health inspections?
Yes. Every visit produces a service report, and we keep them on file for your account. Ask and we will email the set.
Can you treat one unit in a building?
For general pests, yes. For bed bugs, every room in the affected unit is treated and we inspect the adjoining units: the ones beside, above and below. Bed bugs travel through walls, floors and hallways, and treating one unit while they sit next door means doing the job twice. Plan on giving us access to the neighbors before we start.
Are the products safe around food and customers?
We use products labeled for food-handling areas where required, placed where customers and staff do not contact them, and we schedule treatments so surfaces are dry and areas are clear before you reopen.
Is there a contract?
No sign-up fee and no fixed-term contract. You pay per visit and can stop any time by telling us in writing. Details in our service terms.
