What we treat
Our home plans cover 20+ common pests, and the three that cause the most calls in our area are all included at no extra charge: wasps and yellowjackets, mice and rats, and spiders and their cobwebs. We also cover ants, earwigs, silverfish, crickets and the other pests that show up in North Idaho and Eastern Washington homes; the full list of 21 covered pests is on the Pricing page. Boxelder bugs and stink bugs are targeted on the fall visit. Carpenter ant infestations, cockroaches, fleas and bed bugs are real jobs of their own, inspected and quoted before we start.
What a visit looks like
- We listen first. You tell us what you have seen and where. Ants in the kitchen, wasps under the eaves, scratching in the attic. We take the time to be sure we understand your needs — we don’t spray first and ask questions later.
- Inspection. We walk the outside of the home and the trouble spots inside, looking for where pests are getting in and what is drawing them: gaps, moisture, firewood against the siding, bird seed, nests starting under the deck.
- Treatment. We work from the outside in: the foundation, entry points, wasp nests and cobwebs within reach, with rodent stations placed when and where they’re needed. Inside gets treated as needed — but we’d much rather stop pests at the wall than chase them through your living room. Products are chosen for the pest and applied by the label, with your family and pets in mind. Ask about our essential-oil plan if you prefer it.
- A plain report. Before we leave, you’ll know what we found, what we did and what to watch for. If sealing a gap or moving the woodpile would help, we’ll tell you. You’ll also get the details by email, so there’s nothing you have to remember.
- Follow-up. Regular visits keep the barrier up through the seasons. The Property Shield Promise: if a covered pest comes back between visits, so do we — NO charge. See our service terms.
Plans that fit your home
The plans differ in one thing: how often we come. The more often we visit, the fewer pests you ever see, and the less each visit costs. Quarterly is where most families land: four visits a year at $150 each (about $50 a month), one each season, so the barrier never lapses. Tri-Annual (three visits, $195 each) is the budget plan. Most products stay active for about three months, so there is a stretch each year with no coverage; for about a dollar a month more, Quarterly adds a whole extra visit, which is why we usually point people there. Bi-Monthly (six visits, $165 each) is for homes that want the barrier refreshed every other month, and for households that prefer our essential-oil products; those cost more and last about four to six weeks, which is why that plan visits more often. Monthly ($119 a visit) is our most thorough plan and the lowest price per visit. Most of our monthly customers are restaurants and businesses, but any home that wants it can have it. Every plan has a $0 initiation fee; your first visit costs the same as every visit. Full details on the Pricing page.
Ranches and acreage
Outbuildings, barns, shops and well houses are where mice and wasps set up first. We can treat them along with the house (outbuildings may add a small charge to each visit; we’ll quote it up front), and we are used to long driveways and big properties from Rathdrum Prairie to the Silver Valley. If you spend your summers outside, ask about our tick and mosquito treatments. Raccoons, skunks and pocket gophers are handled on our wildlife page.
Livestock and poultry. We’re licensed for livestock pest control. We treat the source of what’s bothering your animals. That means the coop, barn, stalls and pens where mites and lice hide. It can be the manure, wet bedding and spilled feed where flies breed. Fix the source and your animals get relief. Livestock work is quoted separately after we take a look, and every product goes down by the label with your animals’ safety in mind. (If an animal looks sick, that’s a call for your vet.)
Rentals and property managers
We keep clear records for every unit, which matters if a tenant question ever comes up, and we schedule around your tenants. We are also an extra set of eyes on your property. We are in units regularly and we look at the places most people don’t; over the years we have caught water leaks, damaged outlets and even a gas leak, and told the owner the same day. Pests are our job, but we are on your team.
Our family, helping yours
We started Property Shield to take care of you. We are the second generation of pest control professionals: our father started a pest control company with his brother in the late 1970s, knocking doors and taking care of people’s pest problems one home at a time. That is still Property Shield at its core.
We know you have choices. We have seen it time and again: the big companies are too big to care about you, and the one-man outfits struggle to keep up. We bridge that divide, with a lifetime of experience and the heart of a servant. An owner performs every one of your services; the person who quotes the job is the person who shows up to do it. We listen to your concerns, confirm we understand, discuss the options, make a plan, do the work, and follow up with you.
Questions homeowners ask us
Do I have to be home for the visit?
Not for exterior visits, as long as we can reach the yard. If you want an inside treatment, someone over 18 needs to let us in.
Is it safe for my kids and pets?
We pick products and placements with families and pets in mind, follow every label, and tell you anything you need to do, such as keeping pets off a treated area until it is dry. Ask us about the essential-oil plan if you want to avoid conventional products.
Is there a contract?
No sign-up fee and no $300 initiation fee. Call us at 208-889-9222 and we will go over how the plans work and which one fits.
What if the bugs come back between visits?
Call us. If a covered pest comes back between visits, so do we, at no charge. That is the Property Shield Promise. Products need time to work and the label is the law, so a free return visit can be requested 14 or more days after your last service and more than 14 days before your next one; inside that window we handle it at your regular visit or do that visit early. Full details in our service terms.
Do you serve my town?
Spokane and the surrounding area out to Nine Mile, Spokane Valley, Liberty Lake, Coeur d’Alene, Post Falls, Hayden, Rathdrum, Spirit Lake, Athol, Sandpoint and north to Good Grief, Oldtown and Priest River, and the Silver Valley from St. Maries to Kellogg, Wallace and Mullan. If you are near those, call and ask.
